Why do I need Karen when I buy a house?

Most of the time homes are sold between the work of two Realtors, the listing agent and the buyer’s agent.  The listing agent represents the Seller.  The buyer’s agent represents the Buyer.  Each agent is bound to protect their client’s best interests. Karen can work for you as a listing agent to sell your home or a buyer’s agent to help you purchase a home.

 

There is no charge (FREE to the Buyer) to use a buyer’s agent. However, a buyer’s agent is working solely for the buyer! The listing agent actually shares their commission so that the agent representing the buyer gets paid.  This gets the home shown a whole lot more than if only the listing realtor attempts to attract buyers.  When a home is placed on the MLS, the listing agent is marketing the home to all of the other agents in the area and all of their buying clients.  Essentially they are advertising to other agents to get them to bring their buyers and offering a portion of their commission when that happens.

 

2/3 of all home sales are sold with two agents, each representing a separate party.    

 

Occasionally a buyer will come to the home un-represented and the listing agent will work as a “duel” agent .  This means that he or she represents both parties and will receive the full commission.  This is referred to as dual agency.

In Kentucky a law exists that in a “nutshell” states that the agent that shows you a house for the first time is your agent for that house.  Please ALWAYS call me on ANY and ALL properties that you wish to view.  If you do not, your best interests may not be protected.
